Perform regular maintenance by making repairs to plumbing, heating, air conditioning and ventilating equipment including boilers, fans, radiators, motors, air compressors, pumps, switches, relays, coils, etc. Inspect, adjust and repair electrical and pneumatic controls for the above equipment. Perform routine inspections; lubricate fresh air supply and exhaust fans, air conditioning units, unit ventilators; clean and replace air supply filters. Maintain a continuing inspection and maintenance program on sewers, gas and water mains, water service lines, manholes, valves, meter boxes, grease traps, and utility areas including mechanical rooms, and equipment such as circulating pumps and sump pumps, gas-fired boilers, expansion tanks, domestic water heaters, heat exchangers, emergency electric power generators and emergency pumps, etc. Maintain electrical equipment by removal and replacement and/or regular repairs. Perform repairs and alterations to plumbing and heating systems within buildings. Install and maintain plumbing fixtures, water lines, drain lines, etc. including galvanized, plastic, cast iron, copper, etc. pipes. Maintain proper air balance in expansion tanks; clean, inspect and maintain condensate motors and pumps; service radiator valves and traps. Clean, adjust, and inspect hot water tanks and heaters. Maintain water system, which includes treatment houses and water storage tank, according to Commonwealth regulations; maintain pumps, pipes valves, filters, chemicals, etc.; check gauges, valves, supplies, etc.; take periodic water samplings and record data. Inspect, repair and recharge fire extinguishers; blow fire plugs and check for leaks. Test and maintain fire alarms systems and emergency lighting system. Maintain lawn mowers, riding tractors, emergency generators, leaf blowers, etc. Maintain and repair floor maintenance machines, vacuum cleaners, powered hand tools, etc. Perform ordinary carpentry work on buildings such as partitions, steps, floor boards, hanging doors, replacing woodwork, etc. Repair and adjust door closures, locks, latches, etc.; install panic hardware, etc. Replace floor, wall and ceiling tile, window glass, etc. Perform interior and exterior maintenance painting. Operate University vehicles; operate snow removal and grass mowing equipment. Keep records on motor vehicles and assure they are serviced by commercial garage. Maintain schedule for use of vehicles. Job Requirements: Requires the use of shop mathematics together with the use of complicated drawings, specifications, charts, tables, various types of adjustable measuring instruments and the training generally applicable in a particular or specialized occupation. Equivalent to 1 to 3 years applied trades training in the maintenance mechanical work. Knowledge of heating, plumbing, ventilating, and electrical equipment. 2 to 3 years of effective experience. Shift: 2:30 p.m. - 11:00 p.m. Days Off: Saturday, Sunday NOTE: THIS POSITION REQUIRES THAT YOU OPERATE A MOTOR VEHICLE AS A PART OF YOUR JOB DUTIES. A VALID DRIVER`S LICENSE AND SUCCESSFUL COMPLETION OF A MOTOR VEHICLE RECORDS CHECK WILL BE REQUIRED IN ADDITION TO STANDARD BACKGROUND CHECKS.
