Reporting to the Associate Vice President for the Office of Physical Plant, the Assistant Director of Real Estate Programs will provide leadership for The Pennsylvania State University’s real estate efforts. Duties involve the management of daily and long term strategies for real estate including: serving as a technical expert in evaluation and negotiating acquisitions, leases, and sales of property for the University; serving as an expert in real estate principles and practices, methods and procedures used in competitive real estate transactions such as value analysis and sources, selection techniques, applicable rules, regulations, laws, policies, guidelines, and practices; managing market evaluations and communications between tenants and landlords throughout real estate contract negotiations, space build out, and move-in practices; performing complex analyses of university real estate properties and gifts including financial, property valuation, highest and best use and due diligence; representing the real estate program at meetings and conferences involving academic compliance committees, campus, system-wide, local government, state, and federal levels of authority in real estate matters; leading and directing real estate staff, establishing the strategic vision for the department, and developing the budget. The Director will work with the Associate Vice President for Finance and Business to continuously evaluate the University’s real estate portfolio in support of long-term strategic goals, investigate and/or implement actions developed by the Property Steering and Property Executive Committees, and negotiate complex real estate transactions involving ground leasing, joint ventures, and public private partnerships; develop innovative real estate strategies in order to increase revenue enhancing opportunities in alignment with the university’s strategic plan; and develop reports and presentations for University leadership, committees, and task forces on strategic real estate transactions. The successful candidate will have a proven record of leadership in and demonstrated commitment to the field of real estate; strong written and oral communication skills; expert listening and political acumen skills, problem recognition, avoidance and resolutions skills; and proven experience with results-oriented real estate programs that involve multiple units/organizations including the ability to handle competing priorities to achieve results through collaboration is necessary. This individual must have knowledge of local, state, and federal laws, as well as current best practices, and have the ability to accurately analyze and report information, as well as the ability to influence and work with other units/organizations to collaborate on strategic initiatives. This individual must also demonstrate the capacity to champion multiple objectives and to work collaboratively to achieve goals. A current Pennsylvania real estate license is strongly preferred. Typically requires a Master's degree or higher in Architecture, Engineering, Management or related discipline or higher plus ten years of related experience, or an equivalent combination of education and experience. Experience in the fields of real estate development, asset management, portfolio management, corporate real estate manage or real estate consulting preferred.
